PYLE REALTY, INC. PROPERTY MANAGEMENT ACTION PLAN

1. Immediately input your home data in the REIN (formerly known as MLS) computer for the quickest exposure to all REIN members. This will allow up-to-the-minute access to information about your home to all internet users and the approximate 4,500 realtors in Hampton Roads.
2. Submit copies of your rental listing to our company sales staff.
3. Advertise your home in The Virginian Pilot.
4. Place For Rent sign in yard.
5. Submit rental listing to Military Housing Office.
6. Coordinate all showings of property.
7. Obtain detailed lease application on all tenants (including pay stubs and employment verification)
8. Determine if tenant is financially qualified to lease property.
9. Run credit report.
10. Check previous landlord reference.
11. Prepare lease.
12. Provide written move in and move out inspection reports.
13. Provide computerized monthly and year end statements.
14. Provide owners with 1099 tax form
15. Handle all forms of rent collection: 5 day pay quits (late letter), unlawful detainer, evictions and judgments, all court related duties
16. Coordinate routine and preventative maintenance and repairs by licensed and insured contractors.
